What can I afford in Dubbo? Ask Russ →What buying in Dubbo actually costs
Dubbo's median house price is around $670,000, up about 14% in a year, and a typical house rents for about $570 a week. Here's roughly what the repayments look like, using an example rate of 6.65% p.a. over 30 years.
| Scenario (house at $670,000) | Deposit | Loan | Repayment |
|---|---|---|---|
| First home buyer, 5% deposit scheme | $33,500 | $636,500 | ≈ $943/wk |
| 20% deposit | $134,000 | $536,000 | ≈ $794/wk |
| Renting a typical house | – | – | ≈ $570/wk |
Principal and interest, monthly repayments converted to weekly. Example rate only, not a quote; your rate depends on the lender, your deposit and your situation. Excludes rates, insurance and upfront costs. Try your own numbers in our calculators.
For first home buyers, Dubbo's median sits under the limits:
- 5% Deposit Scheme: buy with a 5% deposit and no lenders mortgage insurance. The price cap for regional NSW outside the big centres is $800,000.
- NSW stamp duty: first home buyers pay no stamp duty on homes up to $800,000, or on vacant land up to $350,000. On a $670,000 house that saves thousands you'd otherwise need on top of the deposit.
Dubbo is a busy market, with more than 1,000 house sales a year and homes selling in about 28 days on average. Getting pre-approval sorted before you start looking means you can move quickly when the right place comes up.
Home loans for the way Dubbo works
Health and government
As the main regional centre for western NSW, Dubbo has a lot of hospital, health and government jobs. Some lenders waive lenders mortgage insurance for eligible health professionals with as little as 10% deposit. See our health professional loans.
Contract and project work
The renewable energy build around Dubbo brings contract, fly-in fly-out and drive-in drive-out jobs. Lenders look closely at how long you've been in a contract and how you're paid. Russ has worked in mining himself, so he knows how to present roster and project income properly. See our mining and trades home loans.
Farming and small business
Agriculture and small business are a big part of the district. Income that changes with the season or the financial year needs a lender that looks at the bigger picture. There are full-doc and low-doc options, and we'll help you work out which one fits.
Dubbo's renewable energy build
Dubbo sits at the centre of the Central-West Orana Renewable Energy Zone, the first of its kind in NSW. The NSW Government expects it to support around 1,850 local construction jobs a year while it's being built, through to about 2030, and around 930 ongoing jobs after that. More workers need somewhere to live, which adds to demand for rentals and homes. If you're thinking about an investment property, we can help you work out the numbers.
Why the lender matters more in a regional town
Lenders don't all treat regional postcodes the same way, and that's where a broker earns their keep:
- Deposit limits by postcode: some lenders ask for a bigger deposit outside the big cities, or cap how much they'll lend against the property. Others lend at their normal limits. Applying to the wrong one can mean a smaller loan or a decline.
- Valuations: when prices are moving quickly, valuations can lag behind what buyers are actually paying. Knowing which lenders use which valuers, and what recent local sales look like, helps close the gap.
- Acreage and rural blocks: homes on larger blocks outside town are often assessed under rural rules, with different limits depending on land size and whether the land earns an income.

Can I buy in Dubbo with a 5% deposit?
Often, yes. Under the Australian Government's 5% Deposit Scheme, eligible first home buyers can buy with a 5% deposit and no lenders mortgage insurance, on homes up to $800,000 in regional NSW. That's above Dubbo's median house price. You still need to meet the lender's normal borrowing rules.
I'm on a contract for a renewable energy project. Can I get a home loan?
Often, yes. Many lenders want to see some time in the contract or in the same line of work, and some will count project allowances. The rules vary a lot between lenders, which is exactly why it helps to compare before you apply.
Do I need to meet in person?
No. We can do everything by phone, video and email, and most documents can be signed electronically. You don't need to meet face to face at any stage.

Tips to Improve Your Borrowing Power
Want to boost your borrowing capacity and give yourself the best chance of securing your ideal home loan? Here are a few tips:
- Reduce your debts: Paying off outstanding debts, like credit cards and personal loans, can significantly improve your borrowing power.
- Minimise expenses: Look closely at your spending habits and identify areas where you can cut back. This will show lenders you can manage your finances effectively.
- Maintain a good credit score: Pay your bills on time and avoid unnecessary credit applications to maintain a healthy credit history.
- Save a larger deposit: The bigger your deposit, the less you’ll need to borrow, which can increase your borrowing capacity.
- Consider a longer loan term: While it may mean paying more interest over the life of the loan, a longer loan term can reduce your monthly repayments and potentially increase your borrowing capacity.
