What buying in Gunnedah actually costs

Gunnedah's median house price is around $585,000, and a typical house rents for about $550 a week. Here's roughly what the repayments look like, using an example rate of 6.40% p.a. over 30 years.

Scenario (house at $585,000)DepositLoanRepayment
First home buyer, 5% deposit scheme$29,250$555,750≈ $802/wk
20% deposit$117,000$468,000≈ $676/wk
Renting a typical house––≈ $550/wk

Principal and interest, monthly repayments converted to weekly. Example rate only, not a quote; your rate depends on the lender, your deposit and your situation. Excludes rates, insurance and upfront costs. Try your own numbers in our calculators.

For first home buyers, Gunnedah's median sits under the limits:

  • 5% Deposit Scheme: buy with a 5% deposit and no lenders mortgage insurance. The price cap for regional NSW outside the big centres is $800,000.
  • NSW stamp duty: first home buyers pay no stamp duty on homes up to $800,000, or on vacant land up to $350,000. On a $585,000 house that saves thousands you'd otherwise need on top of the deposit.

Prices are up. What that means for you

Gunnedah house prices rose about 21% over the past year. That cuts both ways:

  • If you already own: you probably have more equity than you did a year ago. That can mean a better rate, getting rid of lenders mortgage insurance on a refinance, or funding renovations or an investment. It's a good time for a home loan review.
  • If you're buying: houses are selling in about 44 days on average. Having pre-approval sorted before you start looking means you can move when the right place comes up.

Home loans for the way Gunnedah works

Mining

Mining employs around 7% of Gunnedah Shire's workers, about seven times the NSW average. Rosters, overtime and site allowances are treated differently by each lender. Russ has worked in mining himself, so he knows how to present roster income properly. See our mining and trades home loans.

Farming

Agriculture is the shire's biggest employer, on some of the best farming country in Australia. Farm income, contracting and seasonal work can go up and down with the season. Choosing a lender that averages income over a couple of years, or accepts seasonal income, can make a big difference.

Health, trades and small business

Health care, retail and construction round out the top employers. Whether you're on a payslip, running your own business or working as a contractor, there are full-doc and low-doc options. We'll help you work out which one fits before you apply.

Work in health? Some lenders waive lenders mortgage insurance for eligible nurses, midwives, doctors and allied health workers with a 10% deposit. See our health professional home loans.

Why the lender matters more in a regional town

Lenders don't all treat regional postcodes the same way, and that's where a broker earns their keep:

  • Deposit limits by postcode: some lenders ask for a bigger deposit outside the big cities, or cap how much they'll lend against the property. Others lend at their normal limits. Applying to the wrong one can mean a smaller loan or a decline.
  • Valuations: when prices are moving quickly, valuations can lag behind what buyers are actually paying. Knowing which lenders use which valuers, and what recent local sales look like, helps close the gap.
  • Acreage and rural blocks: homes on larger blocks outside town are often assessed under rural rules, with different limits depending on land size and whether the land earns an income.
  • Flood areas: parts of Gunnedah are flood-prone, and some lenders and insurers look closely at this. Check insurance costs early, before you're locked in.

Gunnedah home loan questions

Can I buy in Gunnedah with a 5% deposit?

Often, yes. Under the Australian Government's 5% Deposit Scheme, eligible first home buyers can buy with a 5% deposit and no lenders mortgage insurance, on homes up to $800,000 in regional NSW. That's well above Gunnedah's median house price. You still need to meet the lender's normal borrowing rules.

Will the bank count my overtime and allowances from the mine?

It depends on the lender. Some count most regular overtime and allowances, often once you've had them for 6 to 12 months; others only count part. That difference alone can change your borrowing power by tens of thousands of dollars.

My home has gone up in value. Should I refinance?

It's worth checking. More equity can put you in a lower pricing tier with some lenders, and it may let you access funds for renovations or an investment. We'll compare your current loan with what's available and only suggest a switch if it leaves you better off.

The Home Loan Process

Chat with a Mortgage Broker

Engaging the service of a mortgage broker as the first step in the home loan process should be strongly considered.

Initially, a mortgage broker can help you understand:

  • The home loan and buying process
  • How much you may be able to borrow
  • How much of a deposit you may require
  • The types of products available to you

Having a professional in your corner who understands current market conditions and trends and is an expert in the lending process and negotiating with lenders on their client’s behalf is a major asset that will save you time and money.

Financial Assessment

mortgage broker financial assessment
The next step is to assess your financial situation. A mortgage broker will guide you through this process giving you an estimate of how much you can borrow and how much savings you will need for a deposit and other costs such as stamp duty.

You should look at ways to improve your credit worthiness to make yourself look as attractive as you can to prospective lender. Your broker will advise you on the main areas you need to focus on. You can do this by:

  • Ensuring your bills are paid on time
  • Paying off any debts that you have or getting them as low as possible
  • Closing unnecessary credit cards
  • Putting a budget in place to manage your money effectively

Pre-approval

At this stage your mortgage broker will have assessed your situation and after discussing with you choose the right type of home loan product for you. You will now gather all the required documents to provide to lenders for your loan application. Your broker will tell you everything required and submit it to the lender so that you don’t have to waste time going back and forth with banks.

The lender will then grant you a pre-approval or conditional approval which will tell you how much you can borrow but is not a guarantee you will be fully approved. The conditions attached to this approval are things such as the valuation of the property you choose and a satisfactory credit check.

Find Your Property

Now the fun part. With your pre-approval in hand, you can with confidence search for your dream home. Having this pre-approval can help you when negotiating with a seller as it makes you a more attractive buyer.

Once you have found your property and had your offer accepted you should also engage the services of a solicitor or a conveyancer.

A solicitor or conveyancer will review the contract and negotiate any necessary changes. They will perform due diligence on the property, investigate the property’s title, check for any legal issues, and ensure that the seller has the legal right to sell the property.

Comparing home loan options on a laptop with printed documents

Formal Application and Approval

Your mortgage broker will now complete a formal home loan application with your chosen lender. This application will require detailed information about your financial situation, the property details, and your desired loan terms.

The lender will conduct a property valuation to assess the current market value of the property you intend to purchase. This valuation is crucial in determining the loan-to-value ratio (LVR), which impacts the loan terms.

The lender will perform a legal check on the property’s title and carry out other necessary property checks. Upon meeting all conditions set by the lender, you’ll receive full loan approval, and the process moves forward.

Settlement

Once the contract is signed and your home loan is approved, your solicitor or conveyancer will continue to guide you through the remaining stages of the purchase process. The lender, along with your solicitor or conveyancer, will arrange the settlement date.

Your solicitor or conveyancer will handle the transfer of funds and the legal processes required to finalize the purchase. They will ensure that the property title is transferred to your name and that all legal obligations are met and you officially take ownership of the property.
