It has its own pub, school and store, and houses usually cost less than in town, which makes it popular with first home buyers and people who work in Gunnedah or at the mines. What buying in Curlewis actually costs
About ten houses sold in Curlewis in the past year, with a median of around $380,000, and a typical house rents for about $395 a week. With so few sales the median can move a lot, so treat it as a guide. Here's roughly how the repayments compare with renting, using an example rate of 6.40% p.a. over 30 years.
| Scenario (house at $380,000) | Deposit | Loan | Repayment |
|---|---|---|---|
| First home buyer, 5% deposit scheme | $19,000 | $361,000 | ≈ $521/wk |
| 20% deposit | $76,000 | $304,000 | ≈ $439/wk |
| Renting a typical house | – | – | ≈ $395/wk |
Principal and interest, monthly repayments converted to weekly. Example rate only, not a quote; your rate depends on the lender, your deposit and your situation. Excludes rates, insurance and upfront costs. Try your own numbers in our calculators.
First home buyers can still use the main schemes in Curlewis:
- 5% Deposit Scheme: buy with a 5% deposit and no lenders mortgage insurance. The price cap for regional NSW outside the big centres is $800,000.
- NSW stamp duty: first home buyers pay no stamp duty on homes up to $800,000, or on vacant land up to $350,000.
Lenders' own rules for very small towns still apply on top of these schemes, so check with us first.
Home loans for the way Curlewis works
Two lenders can look at the same income and come to very different answers on how much you can borrow.
Mining and shift work
Coal mining is the biggest single employer of Curlewis residents. Rosters, overtime, shift and site allowances are treated differently from lender to lender. Russ has worked in mining himself, so he knows how to present roster income properly. See our mining and trades home loans.
Farming
Grain growing and beef cattle come next. Farm and contracting income often goes up and down with the season, so it helps to choose a lender that averages it over a couple of years.
Gunnedah commuters
Gunnedah is 16 km up the highway, so plenty of locals work in town. A smaller mortgage can mean you borrow well within your limit, which gives you more lenders to choose from.
Work in health? Some lenders waive lenders mortgage insurance for eligible nurses, midwives, doctors and allied health workers with a 10% deposit. See our health professional home loans.
Why the lender matters more in a village
This is where a broker earns their keep in a place like Curlewis:
- Mine subsidence district: Curlewis is a proclaimed mine subsidence district because of old underground coal workings nearby. It doesn't stop you getting a home loan, but you need approval from Subsidence Advisory NSW before you build, extend or subdivide. Ask your conveyancer to check whether the property is inside the district.
- Small-town lending limits: some lenders grade towns by population. In a place of fewer than 800 people, some cap the loan at a lower share of the property's value, so you need a bigger deposit. Others don't.
- Valuations: with only about ten sales a year, valuers often have to compare against Gunnedah and can come in cautious. Leave room in your budget in case the valuation is below the price.

Does the mine subsidence district affect getting a home loan in Curlewis?
Not usually for buying an existing home. Lenders will still lend, but your conveyancer should check whether the property is inside the district and whether past building work was approved. If you plan to build or extend, you'll need approval from Subsidence Advisory NSW first.
Can I buy in Curlewis with a 5% deposit?
Often, yes. Under the Australian Government's 5% Deposit Scheme, eligible first home buyers can buy with a 5% deposit and no lenders mortgage insurance. Curlewis falls under the regional NSW price cap of $800,000. Lenders' own rules for small towns still apply, so check with us first.
Will the bank count my overtime and shift allowances from the mine?
It depends on the lender. Some count most regular overtime and allowances, often once you've had them for 6 to 12 months; others only count part. That difference can change your borrowing power by tens of thousands of dollars.
